Abstract
The issue of Bumiputera housing affordability is worsening due to the insufficient of housing supplies in the open market that satisfy their housing needs, particularly, for low and middle income groups. These groups finding it more difficult to get on the housing ladder due to the housing price rising rapidly every year, thus affecting the bumiputera to own a house, especially in urban area as they had low purchasing power compared to other ethnic groups. The purpose of this study is to investigate the housing affordability and factors influencing the housing affordability problems among bumiputera of Sarawak. This study clearly defined the definition of bumiputera of Sarawak, and second, measuring housing affordability level, and identified the factors influencing Sarawak’s bumiputera housing affordability. The questionnaire survey was distributed to the resident of Kuching, Sarawak. Thirty respondents were involved in this preliminary investigation. Descriptive statistics and Crosstabulation were used to analyse the data. Findings reveal that affordable housing for bumiputera of Sarawak is: not more than RM150, 000, or a single storey terrace’s house type. The findings also signify that, the factors influenced bumiputera of Sarawak housing affordability is house price, housing financing, interest rate, and financing eligibility. This study suggests that Sarawak State Government must take an active role to control the house prices in the market, and to provide quota and financing aid for bumiputera of Sarawak.
